How much does Locales y Bodegas charge and when?
We charge 1 month of rent as commission, only when the contract is signed. No publishing fees, no monthly dues. If you grant exclusivity, it drops to 75%. On renewal, no new commission is charged — only the Renewal Package of $4,500–$7,500.
What is the hold and how does it work?
It's a payment of $5,000 to $10,000 MXN that the tenant makes on the platform to reserve the property. If the contract is signed, it credits 100% toward the commission. If the tenant backs out, it's non-refundable. If the owner rejects it, it's refunded in full.
Who verifies that the owner is the real owner?
We do, on-site. In Phase 1 we personally visit every property in the Centro Histórico. We cross-check deeds, current property tax, owner identity, photos, and technical specs. We only list what we've verified.
What if I'm a broker — can I also upload my inventory?
Yes. The Allies Program lets you contribute your portfolio. You start with 70% of the commission in your favor (Aliado), move up to 75% (Plus) with 6 closings in 6 months, and to 80% (Elite) with 15 annual closings. No exclusivity, no non-compete.
Can the platform hold the year of rent in custody?
Yes, it's optional and the owner chooses. If you enable custody, the platform receives the tenant's annual payment, deducts the commission, and releases it to you all at once or in 12 monthly installments — your choice.
What happens if the tenant doesn't pay or causes damage?
Since we collect the year upfront, payment default risk is eliminated. For damages we use the security deposit (configurable by the owner between 1 and 3 months) plus a post-delivery review period of 15 to 180 days where hidden damages and outstanding utilities can be charged.
Why only storefronts and warehouses? You don't have houses or apartments?
We focus exclusively on commercial real estate. Residential has very different dynamics and generalist portals like Inmuebles24 already cover it. Our edge is being specialists: fields like land use designation, commercial frontage, interior clearance height, loading docks — things residential doesn't need.
